Dear Harborview Homeowners:

 

As many of you know, the election for a new Harborview board of directors is scheduled for Tuesday, January 3, 2006. Without a doubt, this year’s board of directors’ election is perhaps the most important election in the history of the Harborview condominium complex.

 

During the past 3 months, I have spoken to many of the Harborview homeowners and I have found an overwhelming majority of homeowners share similar views on how the management and restoration of Harborview should be conducted.

 

I have found that most of the homeowners agree on the following items:

 

1.     The Harborview Condominium Association should retain an independent adjuster to assist with maximizing our State Farm insurance claim.

2.     The individual homeowners who sustained damage to their units should have the option to receive a check directly for any damage caused to their units.

This would allow the individual homeowners the opportunity to have control in restoring and renovating their units.

3.     Currently the $588,000 insurance policy deductible is to be paid by issuing an assessment to all homeowners. Rather than make homeowners pay a special assessment, many homeowners believe the amount of the assessment should be deducted from the money distributed to each homeowner for their respective repairs.

4.     A five-member construction committee should be established to oversee the restoration of Harborview and to communicate with homeowners on a regular basis.

5.     The current condominium fee should be substantially reduced until residents are able to move back into their units.

6.     The Harborview Condominium Association should apply for the maximum amount available through the Small Business Administration loan program. This would potentially allow us to refinance our outstanding debt for the ironwork and limit the amount of any special assessments.

 

It is my goal to represent the views of the majority of the Harborview homeowners. I would like to see Harborview rebuilt in the best manner possible.

 

Regardless of whom you decide to vote for, it is very important that you vote. If you cannot attend the meeting, then you should submit an absentee ballot or give your proxy vote to someone who will be attending the meeting. As mandated by the Harborview bylaws, in order to vote, all condominium fees must be paid through December 2005. For your convenience, I have attached an absentee ballot and a proxy statement.
